Two commercial buildings in downtown Encinitas sold for a combined $8.3 million, brokerage firm Marcus & Millichap announced.

The properties at 548-568 S. Coast Highway 101 and 571 2nd St. sit two blocks from the beach and total 12,206 square feet. Both buyers said they were drawn by below-market rents and short-term leases, seeing a chance to reposition the buildings, according to Marcus & Millichap.

Adam Robinson of RAF Pacifica Group bought the Coast Highway 101 property for $4.7 million. That building spans 5,698 square feet of retail space across five suites in two adjacent structures.

Local architect Brett Farrow purchased the 2nd Street property for $3.6 million. It has 6,508 square feet of retail and office space across six suites, according to Shopping Center Business.

The George Charles Gowland Separate Property Trust sold both properties.

Both buildings received multiple offers, Marcus & Millichap said.

"Demand for coastal retail hasn't shown any signs of softening despite a challenging market for investors to navigate," said Ross Sanchez, director of investments at Marcus & Millichap's San Diego office.

Sanchez and Nick Totah, senior managing director of investments at the firm's San Diego office, marketed the properties for the seller and also represented both buyers in the transaction.

The deal follows another recent commercial sale in Encinitas. In July, the Mammoth Professional Building at 169 Saxony Road sold for $13.5 million, according to the North Coast Current. That 40,000-square-foot office building was 69% leased at the time of the sale.

Neither Robinson nor Farrow has publicly detailed renovation or leasing plans for the downtown properties. Both properties received multiple offers, a sign that investor appetite for walkable coastal retail in Encinitas remains strong.
